<p>A home is the biggest purchase that most people will ever make. In today&#8217;s challenging economy, it is important for consumers to make every dollar count. These principles will help you make a wise purchasing decision, and keep you from experiencing buyer&#8217;s remorse after you sign the dotted line to purchase your new home.</p>
<p><em>Consider Your Long Term Plans</em><br />
In this down economy, it is definitely a buyer&#8217;s market. Potential homebuyers can be enticed by decreasing home prices and phenomenal interest rates. However, you need to take a careful look at your current financial situation and your future goals before you purchase a home. A house is not guaranteed to be a good investment, and it could be at least five years before you build considerable equity.</p>

			<content:encoded><![CDATA[<p>The <a href="http://www.sltrib.com/sltrib/money/53480679-79/banks-utah-settlement-foreclosure.html.csp" >Salt Lake Tribune</a> reported today that the state will get $171M as part of a $42B foreclosure deal.  What does this mean?  The article states that anyone who has had a foreclosure in the last four years will receive $2,000, and those who are in foreclosure or scheduled to foreclose this year will receive compensation with loan modifications or principle reductions.  </p>
<p>I think this is pathetic.  We as taxpayers unwillingly are forced to bail out the banks with $800B in bailouts, and the banks use that money to give bonuses and raises to their officers instead of improving or correcting their mistakes.  Now, their caught with illegal loan activity, and are forced to pay those that were wrongfully foreclosed a grand total of $2,000.  So, if I was one of those that was wrongfully foreclosed on in the state of Utah, I would have been forced out of my home, my credit would be ruined, I would have had to move my family to a rental property for the same if not more monthly expense, and $2,000 is supposed to make that all go away?  Not to mention the emotional strain that it would have caused me and my family.  </p>
<p>Okay, so far this has my on the negative side of things. To be more positive about this, I guess we could look at it in the light of those people having $2,000 more in their account and can move forward looking to the positive.  </p>
<p>And, to build on the Utah Real Estate Market positive attitude, there is also <a href="http://www.sltrib.com/sltrib/money/53457119-79/percent-list-prices-areas.html.csp" >this article</a> that states that two of Utah&#8217;s cities have been considered on the upswing of real estate in Utah.  I like good news, and although I am a little frustrated with the $171M bailout, it may be an answer to many prayers, and it might just spark a little positive energy in a direction that this country needs pretty bad.  </p>
<p>I work exclusively in the <a href="http://www.homesinloganutah.com" >Logan real estate</a> market.  An although we haven&#8217;t been hit like many cities in the country, we are struggling through this poor economy the same as most.  We are anticipating a great year in the housing market and look forward to an improved outlook on the economy as a whole.   </p>
